Given the current real estate market, selling a property is often a challenge.  Deciding on a listing price, figuring out the best way to advertise, and coming up with a game plan to best 'present' the property requires the help of someone who is knowledgable, creative and straightforward.  And if you need to sell your property in a given timeframe, you need a serious realtor.

Many realtors will take your listing, at whatever price you suggest, only to benefit themselves.  You're happy (initially) and they get to put their sign in your yard as a lead generator, knowing it will be there for quite awhile, because the price may not be competitive.  In the meantime, you may be needing to move on with your life -- emotionally, financially -- and they are wasting your time.
